Flexible Mortgage Payment

Are you considering purchasing a home and would like a flexible mortgage payment?  With all the possible financing options available in today’s market, which offer the best terms to meet your own specific needs?  If a flexible mortgage payment is the primary concern, then you should consider an adjustable rate or “interest only” mortgage.

Adjustable rate or “interest only” loans offer a flexible mortgage payment. Contact and Find USA Real Estate Agent to learn how you could have a flexible mortgage payment.

Both adjustable rate and interest only mortgages allow the borrower to make lower monthly mortgage payments compared to a fixed rate mortgage.  A fixed rate mortgage has a fixed interest rate over the life of the term which means that the principle and interest portion will never change.  Adjustable rate mortgages will offer a lower starting rate, allowing for a reduced monthly payment, but be aware that at some point the payment can and will increase as market conditions change.  An “interest only” mortgage requires the borrower to submit the “interest only” portion due each month.  For example of an home loan amount: $100,000 loan at 12% “interest only” would have a monthly “interest only” payment of $1,000.  On an “interest only” loan there is no reduction in the original principle amount.

Flexible Mortgage Payment Considerations:

  • Monthly budget
  • Property Taxes
  • Hazard Insurance
  • Property Maintenance
  • Length of Ownership
  • Interest Rate Comparisons
  • Adjustment Schedule
  • Payment Caps
  • Amortization  Schedule

The amount of time you plan to own the home combined with the adjustment schedule and payment caps need to be factored into your monthly budget, as well as your other regular monthly expenses such as credit cards and auto loans.  The amortization schedule, property taxes and hazard insurance help to set other monthly expenses associated with home ownership.  Property maintenance and interest rate fluctuations can change from month to month.  Always consult with a Real Estate professional when considering flexible mortgage payment options.
